FRCC Retention pond and grading plan

From several members of Clarendon Hills:

“The parking lot on the new parcel is making acres of pervious field into asphalt.  Because of the storm water issues associated with this parking  lot, FRCC is now putting in two detention ponds to be built along  the  south side of the current property.  I think at least two of the Coventry properties will be adjacent to the new detention ponds.  FRCC is planning  to start digging these ponds in December as soon as they close on the new land.  According to the plans, the detention ponds will be about 12 feet deep.  One Clarendon Hills neighbor expressed multiple concerns which I have previously documented.  Several items have been answered, for instance  they are not planning to disturb the Cottonwood trees, the finished pond  is supposed to be grass rather than rock, and we now understand the runoff  plan a little better.”

We will be meeting with the planners and FRCC regarding these ponds and not disturbing the owl nesting season this Thursday afternoon (Nov 7, 2013).

FRCC parking lot approved

At the November 21 Planning and Zoning Board hearing, the following items were considered:

  • Front Range Community College Parking Lot Site Plan Advisory Review, located southeast of Harmony Rd. and Shields St.

The board approved a Site Plan Advisory Review for a new parking lot to be located southwest of the existing campus parking area. The new lot would provide approximately 400 spaces, and would be developed in two phases.

FRCC withdraws (or delays) Integrated Tech Building

FRCC has withdrawn or delayed the Integrated Technology Building plans.  They are proceeding with the parking lot plan that will expand parking at FRCC.  The parking lot plan will affect the water runoff and storm water retention ponds are planned.  The withdraw (or delay) is good news.  Keep an eye on the upcoming retention ponds and grading changes that may affect water runnoff to your property.  Let’s keep up the progress to get FRCC to work with the neighbors to find a plan that works for everyone.  Download the letter here:  Oct2013_FRCC_parkinglot_only

FRCC Development Plan Will Affect Coventry Property Values!

Homeowners of Coventry should have received a notice from the City of Fort Collins regarding the development review of Front Range Community College (FRCC).  The proposed development will affect homeowners in the Coventry neighborhood as well as property values!

You should attend this meeting to voice your concerns!

From the documents on the website at fcgov.com/ConceptualReview (look under “AGENDAS AND PROPOSAL INFO”, September 23, 2014, Harmony Rd & Shields St), it appears that FRCC plans to relocate their noisy “Integrated Technology” building next to the Coventry HOA neighborhood.

The building contains the “automotive, electromechanical, energy tech, HVAC and welding tech”.  Can you imagine the NOISE, DIRT, DUST and chemicals that will be present and directed toward the Coventry neighborhood.  No fencing, no grass berms, no screening trees.  Besides the noise and chemicals, imagine the headlights, parking and building lights and smokers and trash/debris surrounding the building.  What about the toxic and volatile chemicals that will be stored so close to homes?  Why doesn’t FRCC remodel and expand the existing building?  Why direct the building toward any neighborhood?  Why not relocate the building to an area so that none of the nearby neighbors will see, hear or smell the pollution generated by this building?

Coventry HOA Garage Sale

The annual Coventry HOA garage sale is scheduled for Saturday, June 29, 2013 from 8am until 1pm (or later if you wish).  The HOA will put out signs on Harmony to attract buyers as well as post on Craigslist.org

Feel free to open earlier (Friday if you wish) and early on Saturday (7am, 6am or ?).

Owners are encouraged to put out additional signage as needed along Hinsdale and other high traffic roadways.

Hinsdale Speed Reduction Plan

The city of Fort Collins is examining options for reducing speeds along Hinsdale Drive near McGraw Elementary.  Numerous families in the neighborhood have expressed concern of the speeding traffic.

Note:  The city can not move forward until they hear from the residents.  You should contact the city (see below) by July 3, 2012 so that the project can be started by the next school year.  Remember, written letters get the most weight, followed by fax, phone calls, then email.

The city needs to hear from everyone in the neighborhood that will be affected by the traffic speed reduction devices.  There are currently two methods to reduce speeds.

They are:

1.  Speed indicating radar.  These are pole mounted electrically operated radar guns that determine a vehicles speed and indicate the speed on a sign.  The sign can be adjusted for speed and display (flashing).

Pros:

  • Very effective at immediate reduction in speed.
  • City will pay the cost.
  • Flexible to adjust speed.
  • Can be turned on/off.
  • Emergency vehicles can travel quickly through the speed zone.

Cons:

  • Temporary solution as drivers ignore the signs after a period of time.
  • Very expensive.  Can be $20,000 to install the electrical service, poles and ongoing labor costs to maintain, adjust and fix.
  • The city does not have money in the budget for this year or next, maybe 2014 or later.
  • Won’t be installed until city approves in budget.

2.  Speed bumps.  These are asphalt raised bumps in the road that cause drivers to slow down while travelling over the bumps for fear of damaging vehicle.

Pros:

  • Very effective at immediate and long term speed reduction.
  • City will pay the cost.  Costs about $1500 each to install.
  • Can be installed by next year.

Cons:

  • No flexibility to change once installed.
  • Everyone is affected (emergency vehicles as well as ordinary citizens).

The city of Fort Collins needs to know which speed reduction device you prefer.  Please voice your opinion to:

Coventry HOA Community Yard Sale
